The Pacific announces itself before the door does. A sixteen-foot pivot door turns on its axis and the estate opens all at once — courtyard, palapa, and ocean light beyond, ambient music already moving through the air, the first drink already poured. There is no check-in here. Guests arrive to a table already set, dinner underway beneath the sculpted stair.
The architecture comes from Ludwig Godefroy, working here at his largest residential scale to date — monumental concrete and timber folded into one continuous gesture. A swoop roof lifts over the great room and staircases pour toward the sand, every level opening to the sea. Water runs beneath the sheltered living space so the line between indoors and out dissolves, and the infinity pool bleeds straight into the beach and the Pacific beyond it. Native Oaxacan flora — cactus, plumeria, desert bloom — is left standing through the concrete exactly where it always grew; the jungle came first, and the build was designed around it.
Interiors are by Bibiana Huber, who softens Godefroy's concrete from within — tailored joinery, organic textures, collectible Mexican artisanship carried through the suites and the great room's deep sofas and woven textures.
Dining runs on a different standard entirely. In partnership with Executive Chef Billy Maldonado and Fónico, every stay includes a Michelin-pedigree culinary and beverage program — gourmet breakfast and wellness elixirs from seven, poolside bites at midday, long architectural dinners in the evening, bespoke late-night requests into the early hours, and a super-premium open bar running the entire time. Nothing here is an add-on; it starts the moment guests arrive.
Private suites are ready before guests are, luggage already placed, each opening to garden and the sound of the Pacific. Bathrooms carry cast basins and round mirrors with the same material calm; a crafted bunk room extends the estate for larger groups. Turndown happens quietly each evening, staff working anticipation rather than instruction.
Above the canopy, rooftop daybeds catch the day's last light and, after it, the property's only structured event — sunset dropping straight into the Pacific. After dark the estate glows from within, palapa lit like a lantern over the water.
The estate sits behind a secure, 24-hour gated perimeter minutes from Puerto Escondido's beach, with an adjacent lot reserved for production staging and grip trucks when needed — offered to one group at a time.
