The Pacific does most of the talking here. The house sits on the cliffs of Pedregal, the gated hillside above Cabo San Lucas, where the land falls away to dark rock, heavy surf and a strip of beach that very few people ever reach. Its architecture moves in curves and long horizontal lines, finished in warm, sand-coloured surfaces that seem to take their cue from the cliffs below. Wide openings frame the ocean from almost every room, and the boundary between indoors and out is more suggestion than wall.

There are ten bedrooms, divided between two parts of the estate. The main residence holds eight, all of them facing the water. The primary suite takes the most generous share, with two private terraces, its own sitting room, a walk-in closet and an ensuite bathroom. Four king suites and three queen suites complete the house, each with its own bathroom and a view of the Pacific. Down a flight of stairs beside the palapa, a separate casita adds two more king bedrooms looking out over the garden. It’s the quieter corner of the property, a good fit for a couple or two who want a little distance from the main house. Between them, the two buildings sleep twenty.

Outside, the infinity pool runs right to the cliff edge, and the jacuzzi sits above the same uninterrupted stretch of coastline. A palapa and an outdoor grill anchor long lunches. Terraces step down the hillside at different levels, so there’s always somewhere to be alone with a book. The gardens are the surprise. They’re far larger than anything you’d expect on this part of the coast, open and landscaped, with room to spread out away from the pool entirely.

A private path leads down to the beach. It’s a remarkable place to walk, sit and watch the swell come in against the rocks, but it isn’t a place to swim. The surf and currents here are strong and unpredictable, and the pool is where the swimming happens. Paddleboards, snorkelling gear and a floating island are kept at the house, and our team will advise on when and where they can be used safely. The estate itself is built across several levels, with exterior stairways and cliffside terraces throughout. Young children need close supervision, and guests with limited mobility should weigh the layout before booking.

That much open space lends itself to occasions, whether a welcome dinner in the garden, a small wedding or a family celebration. Anything beyond the registered guests needs written approval in advance from the owner and must sit within Pedregal’s community rules. A booking doesn’t include permission for an event, and open-invitation parties aren’t permitted.
